e-Khata, short for electronic Khata, is a crucial document for property owners in Bangalore. It serves as an electronic property record, storing all property-related information. In today's digital age, BBMP's e-Aasthi offers a streamlined process for obtaining an e-Khata, making it easier for property owners to manage their documents and transactions online.

What is e-Aasthi?

e-Aasthi is an electronic property database designed to manage property records and establish electronic integration with the registration process. This digital platform holds detailed information such as the property identity number, property owner's name, photo, building photo, measurement, and more. It simplifies the process of obtaining an e-Khata and ensures that all property data is accurately recorded and accessible.

Step-by-Step Guide to Getting an e-Khata

1. Obtain Your Application Number and Ward Information

Before applying for an e-Khata, ensure you have your 10-digit application number, BBMP ward number, and owner's name. These details are typically found in your property tax receipt. In my case, my ward number is 150 - Bellandur.

2. Log in to BBMP e-Aasthi Website

Visit the BBMP e-Aasthi website. On the homepage, enter your mobile number, receive the OTP, and verify it. This step is crucial for security purposes.

3. Locate Your Ward and Click on "Update e-Khatha Details"

After logging in, navigate to the section that allows you to update e-Khatha details. Use the search bar to type in your ward number. You can also switch to the Kannada language if your name is written in Kannada on the e-Aasthi platform.

4. Search for Your Property

Search for your property using property EPID, owner's name, assessment number, or property address. If the search does not yield results, try using multiple criteria, such as your full name if it's written in a different script.

5. Verify Your Property Information

Once you find your property, verify the information displayed in the Draft eKhata to ensure it matches your records. This includes checking your name, ward number, assessment number, and property address.

6. Submit Your Information for Final e-Khata

Click on the option to submit information for final e-Khata. If your property is in an apartment, select the appropriate property type. For instance, if your apartment is a multi-storey flat, choose that option. Enter your 10-digit application number and fetch tax data.

7. Complete the Document Registration Process

Enter the registration number from your release deed if available. If you have a manual A-Khata, select the appropriate option. If you need to update the location, do so in the provided fields.

8. Get E-KYC Verified

Proceed with E-KYC verification and enter your Aadhaar number. Generate and enter the OTP generated to verify your identity. Your data will be indexed and stored in your profile.

9. Provide Miscellaneous Details

Provide additional details such as the block name, floor number, parking, Bescom account ID, and ownership type. Save and proceed to the next step.

10. Pay the Download Fee and Obtain eKhata

Pay the Rs. 125 download fee to access your e-Khata. Once the fee is paid, you will be able to download the electronic document.
